Free referral
We can refer you directly and without charge to LMS, who can then provide you with a quote for your legal requirements and allocate you to a contracted law firm who will complete the services required.

- If your transaction doesn't go ahead you won't have to pay the law firm's legal fees, although you will need to pay for any third party costs, such as searches, incurred on your behalf
Free legal services for remortgages
Some of our remortgage products include free standard legal fees as part of the deal. In these cases LMS will nominate a solicitor to carry out this work for us.
NOTE: In these instances the nominated solicitor act for us only - if you require your own legal representation, you need to instruct your own solicitor and cover the costs and disbursements incurred. If your transaction doesn't go ahead you won't have to pay the law firm's legal fees, although you will need to pay for any third party costs, such as searches, incurred on your behalf.
What is covered?
The standard legal costs in moving your mortgage, plus some additional leasehold charges including obtaining your landlord's consent and checking the terms of your lease meet our requirements.
What isn't covered?
Any additional work or services required over and above a standard remortgage. You'll need to cover these costs. Examples include transferring your property into joint names with a partner, drafting a tenancy agreement and transfer of equity.

Personalised scheduling
For some remortgage customers benefiting from our free legals feature, we offer an additional service that enables them to set their own remortgage timeframe. To benefit from this additional service, you must live in England or Wales and be taking out a standard or flexible remortgage.
If you meet this criteria you'll be contacted by LMS on the day we instruct them. LMS will take you through all the information required to complete your remortgage, highlighting any problem areas and ask you to choose your preferred completion date. The pre-completed documentation will be sent to you the following day for you to sign and send onto the nominated solicitor.
This is essential as it speeds up the information gathering process, and ensures your solicitor has everything they require to complete the legal work in your required timescales.
